Real Estate Social Networking 101

Right now is one of the best opportunities for you as a Realtor (or any sales person for that matter) to establish yourself on the web. I don’t just mean getting a web page and hoping someone goes to it. I mean really getting out the in the Cyber Community and showing people just what a great agent you are (hopefully you are as good as you say you are). Not only can you do this today but you can do it extremely cost effectively. Doesn’t that sound good?

The following sites are to be used as modern day Cocktail parties or business mixers. Go out….introduce yourself…Put your best picture out there and get to know some people. My best advice would be to give before you expect to receive! Try giving some referrals, shouts and diggs and be supportive of other Business people in your New web Community! Revenue idea for Realtors - GOOGLE ADSENSE

As everyone knows, real estate is a cyclical business with ups and downs. One way for a Realtor to weather Google Adsense realtor bus tourthe slower times and make additional income is to add Google adsense to your web site. Google adsense is a simple code that you add to your site and Google chooses the adds that will match your content. To sum it up….Google adsense is a system to advertise services or products on your site to a targeted audience. When you add Google adsense to your real estate web site, you have choices of what the add will look like. Google adsense is not a get rich quick scheme and you will not be able to retire overnight.

If you have decent traffic and good content, you will however see click through patterns and a steady stream of income start coming in. I have utilized Google adsense for 3+ years and although Google does not allow you to disclose adsense income, I can say that my real estate related Google income on a monthly basis more than takes care of my car note, web site cost, office bills and gas money. One obvious drawback of having Google adsense on your site is that your competitors are sure to be using Google adwords and WILL show up on your site. You CAN however use Google competitive ad filter.

Google’s policies are changing quite often. I recommend reading the terms of Google Adsense before becoming an affiliate.

A few strict Google adsense rules…

-Do not create multiple accounts.

-Do not modify the Google adsense Code.

-Do not place adsense ads on pages with prohibitive content.

-No more than 3 adds on one page.

-Never click your own adds!

-No headings like..”Don’t forget to help us out by visiting our website sponsors”.

-No mimicking Google ads with other ads that you might sell on your site.

Since my Atlanta Real Estate Blog has been one of the Top Atlanta Real Estate Blogs for a while now, I thought I would put together a blog of some of the Nation’s top Real Estate Blogs. Over the past couple of years some of my blogs posts have focused on Lofts, Condos, Foreclosures, and Atlanta Mansions.

Some of the most popular blogs in the country focus on the National housing crisis, like Nation’s Housing Panic, Housing Bubble, and Housing Doom.

Other interesting blogs that are out in cyberspace are focused on Real Estate Investing. A few great examples of Real Estate investing blogs are Real Estate Investing, Buying or Selling a Home, and Housing Derivatives.

If you are interested in researching all different types of blogs, I have found that blogflux and Blogstoplist are two of my top favorite.

One blog that is very popular with Real Estate agents across the country is Active Rain. Be sure and check it out, but be prepared and have the kids leave the room…there are many frustrated Realtors venting about the current Real Estate market :)

Owning an Atlanta townhome can be a blessing and curse. It is imperative to make sure Atlanta townhomesthat you purchase right by getting the best deal possible on the front end and making sure that the Townhome is in the ideal location in the complex. In the past 5-7 years there have been too many townhome communities built in Atlanta. The supply has currently exceeded the demand. This does not mean that you cannot make a profit after you purchase. It just means you need to be extremely picky about where you purchase and what price you pay.

One point I like to make while working with clients looking for townhomes, is that you are purchasing a lifestyle when you buy an Atlanta Condo. No more yards to mow! Townhomes offer lower maintenance and more conveniences than homes. Townhome communities in Atlanta also provide residents with amenities like pools, fitness centers, and tennis courts.

A few myths about Atlanta Foreclosures….

1.) banks are not negotiable.
This is false…Most banks holding these properties are public companies and have shareholders to answer to.  These properties need to be sold and moved off the banks books…Don’t be afraid to make an offer.  You never know how that banks asset manager is feeling that day.
2.) Foreclosures are in terrible shape.
Not always.  I have been in many foreclosure properties that are super clean, move in ready and nicer than regular listings I have through.
3.) You cannot inspect a foreclosure property if you buy it.
This is incorrect. The majority of the time you can inspect a bank owned or short sale property but on the flip side the majority of the time the bank will not repair any of the items that you have found defective.

2008 the year of the LOFT

2008 is looking to be a great year for the loft market in general. From a young age, I have always been told if you are going to buy something, make sure it has a wow factor. Meeting Park is a new community being developed by Winter Properties on Roswell St with 12 acres. Focusing on the development of a mixed use community, this $120 million dollar project will include 159 residential condominiums, 130 townhomes and 9 single family homes. Also included are retail and office space with a central park and additional greenspace. Amenities include walking distance to Marietta Square, restaurants, retail space, parks, sidewalks, swimming pool, clubhouse and fitness center.

Condominiums include 1, 2, and 3 bedroom plans from the low $230’s to the $500’s. The first condominium closings will be mid 2008. Townhomes have 1, 2, and 3 bedroom plans from the mid $200’s to $600’s and the first closings slated for late 2007. The entire community is to be completed late 2009.
