If you are ready to put down some roots and begin the search for your first home?
Many new buyers want to be in a convenient – and fun — Atlanta neighborhood, but sometimes the prices are a little hard to swallow. The following areas are my ‘intown favorites’, offering you the ability to find a home that is move-in ready and will allow you to quickly build equity in your investment:
The East Lake Terrace neighborhood surrounds the East Lake Country Club (near the intersection of 2nd Ave and Glenwood Ave) and has experienced tremendous growth in the past two years. There are new million dollar homes facing the golf course and $195,000 brick bungalows just across the street! Also, you are minutes to 1-20, the Oakhurst Village, Kirkwood and East Atlanta.
Best Buy for $200,000 to $250,000…. East Atlanta More and more first-time home buyers are charmed by the “new and improved” East Atlanta Village, as well as the affordable housing. For less than $250,000, you can usually fine a renovated 2 – 3 bedroom home. New construction is also booming in this area, starting at $299,000 for a 3 bdrm / 2 bath home. Kirkwood offers homeowners a true “neighborhood feel”, with parks, shops, art galleries and restaurants. Since the new Kirkwood Station was built in 2006, homes have been in high demand. For about $250,000 – $300,000 you can still find a renovated 3 bedroom / 1+ bath home within walking distance to the new Kirkwood Station on Hosea Williams.

This week’s installment focuses on affordable and convenient Buckhead condo life. It’s an area where lots of us would like to live because of proximity to work or maybe all of the restaurants and shopping Buckhead has to offer. True there are lots of nice, expensive condos available to those in a certain income bracket, however there are other options for living in Buckhead which allow you to enjoy the same perks of the area.
Buckhead Square is a new conversion in 2005 that offers hardwoods, granite countertops and stainless appliances for those looking for a modern feel. HOA’s tend to be around $150 per month which is great for Atlanta, and all units have new washer and dryer. Units are available from $150,000 and below, so definitely take a look at these condos. Another great location for Buckhead living can be found just up Piedmont from Peachtree at
Habersham of Buckhead. Condos are available below $150,000, and the property has a pool and fitness center for your enjoyment. HOA’s are usually around 200 and below, still great for Atlanta, and the location has easy access to 85, 400 and 285.
Moving to a slightly different location off of Sydney Marcus, Lenox Villas sits atop the hill providing some nice views if you find the right unit. Condos are available below $150,000, and HOA’s are holding steady around $200 per month. 85 is right out your front door for easy Downtown access, and Lenox Mall is right up the street. A few more buildings I would like to mention are SoBu Flats in Buckhead Village, Bradley House on Roswell Rd, 430 Lindbergh near Lindbergh Station, Carrington Park off of Lenox and of course Carlyle Woods from my previous blog.
Please let me know if you would like more information on any of these or the many other Buckhead condo buildings. You can ask for me by name if you submit an email to www.ianmarshall.com and I look forward to assisting you with all of your real estate needs!
Feel free to contact the Brad Nevin if you have any detailed questions about Buckhead condos or any of the surrounding neighborhoods.

Freedom Heights is a wonderful condo community in the adorable Poncey Highland neighborhood. Freedom Heights is close to everything that Atlanta Intown living offers. The access to major highways could not be better. Freedom Heights is accessible from Freedom Parkway or Ponce de Leon Ave with quick access to I-75/I-85. Across from Freedom Heights is the ever popular Two Urban Licks Restaurant. And for those who enjoy a good bike ride or jog, Freedom Heights is on the Freedom Park Hiking and Biking Trails. Freedom Heights is minutes to Midtown, Downtown, Virginia Highland, and so much more.
This community also offers great amenities. The pool and fitness center is attractive. And there is secure, covered parking. Freedom Heights is very comfortable condo living. The floor plans are open with spacious kitchens and big windows. The closets are also a good size. Freedom Heights condos bring a lot of value to the area. For the money, these are some of the largest condos in the area. Freedom Heights includes 1 bedroom and 2 bedrooms that sell from $140,000’s – $250,000’s.
Feel free to contact the Kelly Chancy if you have any detailed questions about Freedom Heights or any of the surrounding neighborhoods.

July marks the beginning of the much needed and talked about improvements to Buckhead Village. After the demolition of older, worn out buildings, construction will begin on high-end retail stores, boutique hotels and brand new lofts and condos. The work will span from Pharr Rd.to Boling Way, and from North Fulton Way back down Pharr Rd. to Peachtree Rd.
This facelift will surely have a direct effect on the loft / condo market in the Village, and provide more options for those who want a walking experience to national and international retail and cuisine from their Buckhead home. Existing high-rises like Paces 325, Eclipse and Ovation are already conveniently located in the Village, and will likely face some new competition in the luxury tower market. Other proposed lofts will join the ranks of Buckhead Village Lofts and the Mathieson Exchange building, located side by side just north of the split in Buckhead. Loft living can be a nice change of pace from condo life with high ceilings, exposed brick, and the same amenities that people value in the high rises. I will be reporting on these new buildings as plans and names come to light, and as a resident of Buckhead Village, I am looking to the future and all of the wonderful things that are taking shape in the area. For now, there are several great options for loft / condo living in the Village, so please contact me with any questions you may have. As we move forward, positive changes to Buckhead Village are sure to bring an influx of motivated buyers looking to live, work and play in its new, revitalized state.

One of the condo communities in Midtown worth noticing is Peachtree Walk. The location is fantastic. Peachtree Walk is located between Peachtree Street and West Peachtree on 11th. There so many restaurants in walking distance as well as the new Midtown Publix off Spring Street. Peachtree Walk is also in walking distance to the High Museum, Marta, and entertainment. Because Peachtree Walk is in between two major Atlanta streets, it is on a quiet side street while being so close to so much.
Peachtree Walk offers two large parking garages for residents and guests, a fitness center, pool, business center, beautiful courtyards with grills, and on-site property management. Each unit has a balcony or sunroom. Recently Peachtree Walk replaced carpet and painted in the common area hallways keeping this community looking fresh and up to date. With Peachtree Walk’s healthy association, there was no additional money required to make these very nice changes. The homeowner’s association dues is one of the lowest in Midtown while including lots of great features and services.
What I like most about Peachtree Walk is the large floor plans. Whether it is a 1 bedroom or a 2 bedroom unit, this community offers spacious living rooms, separate dining rooms, and good size bedrooms with ample closet space. Peachtree Walk also has several two level loft style units in addition to one level condo style units. There variety in this community makes it a gem amongst Midtown condos. Peachtree Walk includes 1 bedroom and 2 bedrooms that sell from $140,000’s – $250,000′s.
Fantastic 4BR/3BA in Hillsdale! Gorgeous hardwood floors on main level, Renovated kitchen w/ handsome maple cabinetry, recessed lighting, & granite counters opens to separate den, full finished daylight basement features huge family room, great rear deck and private fenced-in backyard!
Located just down the street from the new Edgewood Retail District, Kirkwood has has appreciated faster than most Atlanta neighborhoods. It’s easy to see why: it’s just minutes from Downtown Atlanta and the interstate, has a wide selection of beautifully restored bungalows and newer homes, and residents know their neighbors and can walk down sidewalks under mature trees to nearby parks and businesses.
The numbers tell the story. The median price of an existing home in zip code 30317 increased by 69% from 2000 to 2004. With the recent development of the Kirkwood Station and many new businesses, home prices have increased even further and the average home price (as of March, 2007) is now more than $280,000. While these figures offer a good sense of the thriving Kirkwood real estate market, they understate the total impact, as they exclude the sale of condominiums, lots, and, most notably, homes sold by owner.
If you’d like more information, please contact me and I would be happy to show you around the neighborhood!
