By now, everyone has seen the new glass tower rising above the intersection of Piedmont and Peachtree in Buckhead…you know, the one with the pointed top across from Rooms to Go. 10 Terminus is on its way to becoming the newest hotspot for live / work / dine and shop in Atlanta. Office space surrounds the main condo building, as well as shopping galore and lots of new restaurants to provide a variety of cuisine. As far as the condos go, closings are piling up for Fall of 2008, and there are a variety of options for condo seekers. 1 bedrooms start in the high 200’s and level off around the low 400’s. 2 bedrooms range from the high 400’s to the mid 800’s with several floorplans of no more than 3 in the building. 3 bedroom units and Penthouses will top off around 3 million dollars providing incredible views of Buckhead, Midtown and Downtown. Terminus has all of the modern amenities that make life convenient, plus onsite dining and retail.
Several restaurants are already committed to the location including Aquaknox for seafood, Bricktops for American, Lola for Italian and MF Sushi for…sushi. And as of a couple of weeks ago, Flying Biscuit has decided to provide Buckhead with its wonderful dishes at 10 Terminus as well. This week’s installment focuses on affordable and convenient Buckhead condo life. It’s an area where lots of us would like to live because of proximity to work or maybe all of the restaurants and shopping Buckhead has to offer. True there are lots of nice, expensive condos available to those in a certain income bracket, however there are other options for living in Buckhead which allow you to enjoy the same perks of the area.
Buckhead Square is a new conversion in 2005 that offers hardwoods, granite countertops and stainless appliances for those looking for a modern feel. HOA’s tend to be around $150 per month which is great for Atlanta, and all units have new washer and dryer. Units are available from $150,000 and below, so definitely take a look at these condos. Another great location for Buckhead living can be found just up Piedmont from Peachtree at
Habersham of Buckhead. Condos are available below $150,000, and the property has a pool and fitness center for your enjoyment. HOA’s are usually around 200 and below, still great for Atlanta, and the location has easy access to 85, 400 and 285.
Moving to a slightly different location off of Sydney Marcus, Lenox Villas sits atop the hill providing some nice views if you find the right unit. Condos are available below $150,000, and HOA’s are holding steady around $200 per month. 85 is right out your front door for easy Downtown access, and Lenox Mall is right up the street. A few more buildings I would like to mention are SoBu Flats in Buckhead Village, Bradley House on Roswell Rd, 430 Lindbergh near Lindbergh Station, Carrington Park off of Lenox and of course Carlyle Woods from my previous blog.

July marks the beginning of the much needed and talked about improvements to Buckhead Village. After the demolition of older, worn out buildings, construction will begin on high-end retail stores, boutique hotels and brand new lofts and condos. The work will span from Pharr Rd.to Boling Way, and from North Fulton Way back down Pharr Rd. to Peachtree Rd.
This facelift will surely have a direct effect on the loft / condo market in the Village, and provide more options for those who want a walking experience to national and international retail and cuisine from their Buckhead home. Existing high-rises like Paces 325, Eclipse and Ovation are already conveniently located in the Village, and will likely face some new competition in the luxury tower market. Other proposed lofts will join the ranks of Buckhead Village Lofts and the Mathieson Exchange building, located side by side just north of the split in Buckhead. Loft living can be a nice change of pace from condo life with high ceilings, exposed brick, and the same amenities that people value in the high rises. I will be reporting on these new buildings as plans and names come to light, and as a resident of Buckhead Village, I am looking to the future and all of the wonderful things that are taking shape in the area.
