A few myths about Atlanta Foreclosures….

1.) banks are not negotiable.
This is false…Most banks holding these properties are public companies and have shareholders to answer to.  These properties need to be sold and moved off the banks books…Don’t be afraid to make an offer.  You never know how that banks asset manager is feeling that day.
2.) Foreclosures are in terrible shape.
Not always.  I have been in many foreclosure properties that are super clean, move in ready and nicer than regular listings I have through.
3.) You cannot inspect a foreclosure property if you buy it.
This is incorrect. The majority of the time you can inspect a bank owned or short sale property but on the flip side the majority of the time the bank will not repair any of the items that you have found defective.

10 Terminus

10 Terminus in Buckhead

By now, everyone has seen the new glass tower rising above the intersection of Piedmont and Peachtree in Buckhead…you know, the one with the pointed top across from Rooms to Go. 10 Terminus is on its way to becoming the newest hotspot for live / work / dine and shop in Atlanta. Office space surrounds the main condo building, as well as shopping galore and lots of new restaurants to provide a variety of cuisine. As far as the condos go, closings are piling up for Fall of 2008, and there are a variety of options for condo seekers. 1 bedrooms start in the high 200’s and level off around the low 400’s. 2 bedrooms range from the high 400’s to the mid 800’s with several floorplans of no more than 3 in the building. 3 bedroom units and Penthouses will top off around 3 million dollars providing incredible views of Buckhead, Midtown and Downtown. Terminus has all of the modern amenities that make life convenient, plus onsite dining and retail.

Several restaurants are already committed to the location including Aquaknox for seafood, Bricktops for American, Lola for Italian and MF Sushi for…sushi. And as of a couple of weeks ago, Flying Biscuit has decided to provide Buckhead with its wonderful dishes at 10 Terminus as well. As the 3 rd building stretches down Piedmont across from the Disco Kroger, a variety of retail options will certainly bring eager shoppers as well as provide convenience for those living on-site.

One of the most interesting aspects of living at 10 Terminus is the room service option for residents of the condo tower. By having your gym, shopping and dining on site, most won’t even have to leave home to do the things we all like to do. I think after road work on Peachtree and Piedmont is finished, all 3 Terminus buildings will provide a modern live / work environment that will set the bar for such in Atlanta. It is located off of Defoor’s Ferry in between the Moore’s Mill and Howell Mill exits off of I-75. Glen Iris Lofts is located across from upcoming $437 million Ponce Park development and walking distance to Whole Foods, Freedom Park, and Piedmont Park. These lofts are off Glen Iris Drive between Ponce de Leon Ave and North Ave. Glen Iris Lofts is one of my favorite loft buildings. It is one of the first loft buildings in Atlanta. There are two buildings. One of the buildings is a true conversion with another building that looks like authentic. With Glen Iris Lofts being so close to the new development, Midtown, Virginia Highland, Downtown, I-75, I-85, and more, these lofts are worth viewing.

Each Glen Iris Loft boasts of gorgeous hardwood and concrete floors, exposed ductwork, exposed brick wall, and lots of natural light from the windows. This loft community has several floorplans offering functional rooms, very open feel, and ample space. The kitchen has granite counter tops, stainless steel appliances, and good cabinet space. Glen Iris Lofts are one of the few lofts that have a gas stove/oven for those who enjoy cooking.

Glen Iris Lofts amenities include pool, parking garage, security gate, and all the places that are in walking distance. Glen Iris Lofts distinguishes itself from other buildings in that there are both two level lofts and one level lofts. I want I like about this loft is that it offers a lot of sq. ft. for the money. Kennesaw is located in the heart of Cobb County and only twenty miles northwest of downtown Atlanta off interstate 75. Kennesaw has emerged as a destination for families looking to relocate and still have the convenience of the Metro Atlanta area. With a quaint downtown situated on the railroad line dating back to the 1820’s, it offers many specialty shops, antique stores and restaurants. Also located nearby is the Town Center area and most major shopping stores and restaurants.

It is easy for me to be excited about The Manhattan Condos in the Heart of the Perimeter Area. This 27-story Highrise is one of the few Highrises in the Perimeter area of Atlanta. One of the most attractive features of these condos is the location. The Manhattan is walking distance to several restaurants including Panera, Doc Greens, Jimmy Buffet’s Cheeseburger in Paradise, Outback Steakhouse, Flemings, and so much more. Also outside your front door are several retailers including Super Target, Office Max, and various home furnishing/décor stores.
