Some of the most import features of Atlanta real estate are taxes, traffic and schools. This particular Atlanta Real estate blog will focus on what we call the “Atlanta Hop”.
The “Atlanta Hop” is the process of an Atlanta couple buying and selling houses to follow public schools. This home buying process usual starts before a couple even knows it.
1.) The couples usual start with a home in a fun intown location before even thinking about children. Examples of these areas and home for sale in them are; Decatur, Virginia Highland, Brookhaven and Smyrna. These areas in Atlanta are not necessarily known as the best schools but they are known for great locations and fun restaurants and bars.
2.) 1st big HOP. Time to look for a home in a good Elementary school. 1st step in the hop is to call us to list your current home. 2nd step is to look for homes in Dunwoody, East Cobb, Norcross, Morningside or Buckhead. These are areas in Atlanta know for some of the top public elementary schools. Not all schools in these areas are the best but some of the most notable schools (from the web site Schooldigger.com) are Vanderlyn, Tritt, Mountain Park, Mount Bethel, Murdock, Simpson, Livsey, Brandon, Crabapple Crossing, Sope Creek, Fernbank, Austin, Timber Ridge.

3.) 2nd HOP. Time to look for good Middle and or High School. Your Realtor, other parents at the school or school digger are the best resources for your next move. A few areas to focus on that are know for some of the best high schools in Atlanta would be Cobb, Alpharetta, and Gwinnett County. Not all schools in these areas are the best but some of the most notable schools (from the web site Schooldigger.com) are Walton High, Lassiter High, Pope High, Chattahoochee, North Gwinnett, Alpharetta, Roswell High, Kell High and Harrison High.

The East Lake Terrace neighborhood surrounds the East Lake Country Club (near the intersection of 2nd Ave and Glenwood Ave) and has experienced tremendous growth in the past two years. There are new million dollar homes facing the golf course and $195,000 brick bungalows just across the street! Also, you are minutes to 1-20, the Oakhurst Village, Kirkwood and East Atlanta.
Best Buy for $200,000 to $250,000…. East Atlanta More and more first-time home buyers are charmed by the “new and improved” East Atlanta Village, as well as the affordable housing. For less than $250,000, you can usually fine a renovated 2 – 3 bedroom home. New construction is also booming in this area, starting at $299,000 for a 3 bdrm / 2 bath home. Best Buy for $250,000 to $300,000….
Kirkwood offers homeowners a true “neighborhood feel”, with parks, shops, art galleries and restaurants. Since the new Kirkwood Station was built in 2006, homes have been in high demand. For about $250,000 – $300,000 you can still find a renovated 3 bedroom / 1+ bath home within walking distance to the new Kirkwood Station on Hosea Williams.

This week’s installment focuses on affordable and convenient Buckhead condo life. It’s an area where lots of us would like to live because of proximity to work or maybe all of the restaurants and shopping Buckhead has to offer. True there are lots of nice, expensive condos available to those in a certain income bracket, however there are other options for living in Buckhead which allow you to enjoy the same perks of the area.
Buckhead Square is a new conversion in 2005 that offers hardwoods, granite countertops and stainless appliances for those looking for a modern feel. HOA’s tend to be around $150 per month which is great for Atlanta, and all units have new washer and dryer. Units are available from $150,000 and below, so definitely take a look at these condos. Another great location for Buckhead living can be found just up Piedmont from Peachtree at
Habersham of Buckhead. Condos are available below $150,000, and the property has a pool and fitness center for your enjoyment. HOA’s are usually around 200 and below, still great for Atlanta, and the location has easy access to 85, 400 and 285.
Moving to a slightly different location off of Sydney Marcus, Lenox Villas sits atop the hill providing some nice views if you find the right unit. Condos are available below $150,000, and HOA’s are holding steady around $200 per month. 85 is right out your front door for easy Downtown access, and Lenox Mall is right up the street. A few more buildings I would like to mention are SoBu Flats in Buckhead Village, Bradley House on Roswell Rd, 430 Lindbergh near Lindbergh Station, Carrington Park off of Lenox and of course Carlyle Woods from my previous blog.

Meadowbrook has got to be one of my favorite neighborhoods. Located in North Buckhead in between Sandy Springs and Buckhead Proper. Meadowbrook homes have seen great appreciation over the years and with its great location and family atmosphere I do not see the appreciation slowing anytime soon.
In the past 2 years Meadowbrook Homes have sold anywhere from the high 200′s to the 700k range. The average days on Market for Meadowbrook homes has been right at 60 days.
