By now, everyone has seen the new glass tower rising above the intersection of Piedmont and Peachtree in Buckhead…you know, the one with the pointed top across from Rooms to Go. 10 Terminus is on its way to becoming the newest hotspot for live / work / dine and shop in Atlanta. Office space surrounds the main condo building, as well as shopping galore and lots of new restaurants to provide a variety of cuisine. As far as the condos go, closings are piling up for Fall of 2008, and there are a variety of options for condo seekers. 1 bedrooms start in the high 200’s and level off around the low 400’s. 2 bedrooms range from the high 400’s to the mid 800’s with several floorplans of no more than 3 in the building. 3 bedroom units and Penthouses will top off around 3 million dollars providing incredible views of Buckhead, Midtown and Downtown. Terminus has all of the modern amenities that make life convenient, plus onsite dining and retail.
Several restaurants are already committed to the location including Aquaknox for seafood, Bricktops for American, Lola for Italian and MF Sushi for…sushi. And as of a couple of weeks ago, Flying Biscuit has decided to provide Buckhead with its wonderful dishes at 10 Terminus as well. As the 3 rd building stretches down Piedmont across from the Disco Kroger, a variety of retail options will certainly bring eager shoppers as well as provide convenience for those living on-site.
One of the most interesting aspects of living at 10 Terminus is the room service option for residents of the condo tower. By having your gym, shopping and dining on site, most won’t even have to leave home to do the things we all like to do. I think after road work on Peachtree and Piedmont is finished, all 3 Terminus buildings will provide a modern live / work environment that will set the bar for such in Atlanta. I am available anytime to answer your questions about Terminus or any other condos you might be interested in.
Feel free to contact the Brad Nevin if you have any detailed questions about 10 Terminus or any of the surrounding buildings.

If you are looking for an alternative to the typical condominium building allow me to introduce you to The Aramore. Built in 2002 and 2003 with great attention to detail this is a unique product by an Atlanta developer that allowed the buyers to customize their interior space right down to the knobs on their custom cabinets.
The Aramore offers approximately 24 different floor plans, so no matter what size space you are looking for you have a great chance at finding it here. Studios up to 2 bed 2 baths with a study. The customization offered here was unheard of in the Atlanta market and something you may never find anywhere else in this price point.
The Aramore is a mixed-use community with retail located on street level and home to the renowned Restaurant Eugene. It is located on Peachtree Road between Midtown and Buckhead. You can walk to restaurants, grocery and drug stores, boutiques, spas, banking, parks and just about everything else you might want or need to do.
You park on the same level as your home in a covered parking garage that is gated as this is a mid-rise (8 story) building. There is a walking trail behind the building along Peachtree Creek, the perfect place to walk your dog.
The pool, fitness center and other amenities are currently under construction and are scheduled to be available for enjoyment by next summer.
Castleberry Hill is an older area in Atlanta that has seen positive growth in the past few years. New shops, restaurants and loft living are popping up all over…this week I would like to focus on Castleberry Point Lofts located at 333 Nelson Street. From the high $100’s, newly constructed 1, 2 and 3 bedroom lofts provide modern living in this artsy and cultural area. The units have soaring ceilings, hardwood or sealed concrete floors, granite countertops and expansive windows with popular finishes. The grounds boast a clubroom and fitness center with high-speed internet, available live / work space and a rooftop pool. The 3 bedroom units go for the high $600’s and are available now. Please feel free to call contact me anytime if you are interested in previewing the property.
Feel free to contact the Brad Nevin if you have any detailed questions about Castleberry Point Lofts or any of the surrounding neighborhoods.
This week’s installment focuses on affordable and convenient Buckhead condo life. It’s an area where lots of us would like to live because of proximity to work or maybe all of the restaurants and shopping Buckhead has to offer. True there are lots of nice, expensive condos available to those in a certain income bracket, however there are other options for living in Buckhead which allow you to enjoy the same perks of the area.
Buckhead Square is a new conversion in 2005 that offers hardwoods, granite countertops and stainless appliances for those looking for a modern feel. HOA’s tend to be around $150 per month which is great for Atlanta, and all units have new washer and dryer. Units are available from $150,000 and below, so definitely take a look at these condos. Another great location for Buckhead living can be found just up Piedmont from Peachtree at
Habersham of Buckhead. Condos are available below $150,000, and the property has a pool and fitness center for your enjoyment. HOA’s are usually around 200 and below, still great for Atlanta, and the location has easy access to 85, 400 and 285.
Moving to a slightly different location off of Sydney Marcus, Lenox Villas sits atop the hill providing some nice views if you find the right unit. Condos are available below $150,000, and HOA’s are holding steady around $200 per month. 85 is right out your front door for easy Downtown access, and Lenox Mall is right up the street. A few more buildings I would like to mention are SoBu Flats in Buckhead Village, Bradley House on Roswell Rd, 430 Lindbergh near Lindbergh Station, Carrington Park off of Lenox and of course Carlyle Woods from my previous blog.
Please let me know if you would like more information on any of these or the many other Buckhead condo buildings. You can ask for me by name if you submit an email to www.ianmarshall.com and I look forward to assisting you with all of your real estate needs!
Feel free to contact the Brad Nevin if you have any detailed questions about Buckhead condos or any of the surrounding neighborhoods.
July marks the beginning of the much needed and talked about improvements to Buckhead Village. After the demolition of older, worn out buildings, construction will begin on high-end retail stores, boutique hotels and brand new lofts and condos. The work will span from Pharr Rd.to Boling Way, and from North Fulton Way back down Pharr Rd. to Peachtree Rd.
This facelift will surely have a direct effect on the loft / condo market in the Village, and provide more options for those who want a walking experience to national and international retail and cuisine from their Buckhead home. Existing high-rises like Paces 325, Eclipse and Ovation are already conveniently located in the Village, and will likely face some new competition in the luxury tower market. Other proposed lofts will join the ranks of Buckhead Village Lofts and the Mathieson Exchange building, located side by side just north of the split in Buckhead. Loft living can be a nice change of pace from condo life with high ceilings, exposed brick, and the same amenities that people value in the high rises. I will be reporting on these new buildings as plans and names come to light, and as a resident of Buckhead Village, I am looking to the future and all of the wonderful things that are taking shape in the area. For now, there are several great options for loft / condo living in the Village, so please contact me with any questions you may have. As we move forward, positive changes to Buckhead Village are sure to bring an influx of motivated buyers looking to live, work and play in its new, revitalized state.

This week’s focus is a great loft community in Buckhead. Located on Roswell road across the street from Genki, Buckhead Village lofts is a gated community walking distance to shops, bars and restaurants. This building has 1 and 2 bedroom lofts with exposed brick and plenty of large windows which provide a bird’s eye view to all the action below. A slightly hidden bridge in the back of the building leads you to the pool and dog walk. Your concierge screens all visitors to provide a safe and sound living experience. The Borghese
All residents have access to covered parking in the deck which is connected to the main building. Each unit at Buckhead Village lofts has a balcony and some of the lower level lofts have larger patios big enough for out door furniture and grills. Buckhead village lofts is a great community in a fun, convenient location, so let me know if you have interest in learning more.
We would like to be your Buckhead Village lofts agent.
There are true loft conversions in Midtown amongst all the new construction. One of my favorite loft buildings in Midtown is Peachtree Lofts. It is located on the Corner of Peachtree and 7th across from the Starbucks. It is a building that is easy to be excited about. This building offers a lot more square feet for the dollar. The lofts are quite open in floor plan and in feel. Each unit has high ceilings, exposed duct work, concrete walls/floors, and lots of windows. My clients like this building for the open, flexible space.
I enjoy showing these lofts for many reasons. One reason is that Peachtree Lofts are a great value in Midtown. The amenities include a gym, pool, assigned garage parking, and 24 hour concierge. This is a very pet friendly community also has its own private dog walk. But what makes these lofts fun is the opportunity for both the creative and simple at heart. The open floor plans have allowed creative minds to decorate and remodel in distinct, unique fashion while the minimalist can keep loft simple as originally designed. Peachtree Lofts sell in $135,000’s – $400,000’s which includes studios, 1 bedrooms, and 2 bedrooms.
Here is a cool midtown building with unique lofts in a great location. Cornerstone village is located on Peachtree street just down down from spire and Gordon Brewery. You have all kinds of shopping and dining right out your front door. Cornerstone Village has a healthy mix of students and professionals enjoying everything that midtown has to offer. 1 and 2 bedroom lofts at cornerstone have exposed brick, a mix of concrete, hardwoods and a variety of floor plans that fir different styles and needs. The building is controlled by keypad entry and is constantly monitored for security. If convenience and originality appeal to you, I am happy to help you learn more about Cornerstone Village Condos.
