This week’s installment focuses on affordable and convenient Buckhead condo life. It’s an area where lots of us would like to live because of proximity to work or maybe all of the restaurants and shopping Buckhead has to offer. True there are lots of nice, expensive condos available to those in a certain income bracket, however there are other options for living in Buckhead which allow you to enjoy the same perks of the area.
Buckhead Square is a new conversion in 2005 that offers hardwoods, granite countertops and stainless appliances for those looking for a modern feel. HOA’s tend to be around $150 per month which is great for Atlanta, and all units have new washer and dryer. Units are available from $150,000 and below, so definitely take a look at these condos. Another great location for Buckhead living can be found just up Piedmont from Peachtree at
Habersham of Buckhead. Condos are available below $150,000, and the property has a pool and fitness center for your enjoyment. HOA’s are usually around 200 and below, still great for Atlanta, and the location has easy access to 85, 400 and 285.
Moving to a slightly different location off of Sydney Marcus, Lenox Villas sits atop the hill providing some nice views if you find the right unit. Condos are available below $150,000, and HOA’s are holding steady around $200 per month. 85 is right out your front door for easy Downtown access, and Lenox Mall is right up the street. A few more buildings I would like to mention are SoBu Flats in Buckhead Village, Bradley House on Roswell Rd, 430 Lindbergh near Lindbergh Station, Carrington Park off of Lenox and of course Carlyle Woods from my previous blog.

July marks the beginning of the much needed and talked about improvements to Buckhead Village. After the demolition of older, worn out buildings, construction will begin on high-end retail stores, boutique hotels and brand new lofts and condos. The work will span from Pharr Rd.to Boling Way, and from North Fulton Way back down Pharr Rd. to Peachtree Rd.
This facelift will surely have a direct effect on the loft / condo market in the Village, and provide more options for those who want a walking experience to national and international retail and cuisine from their Buckhead home. Existing high-rises like Paces 325, Eclipse and Ovation are already conveniently located in the Village, and will likely face some new competition in the luxury tower market. Other proposed lofts will join the ranks of Buckhead Village Lofts and the Mathieson Exchange building, located side by side just north of the split in Buckhead. Loft living can be a nice change of pace from condo life with high ceilings, exposed brick, and the same amenities that people value in the high rises. I will be reporting on these new buildings as plans and names come to light, and as a resident of Buckhead Village, I am looking to the future and all of the wonderful things that are taking shape in the area. One of the condo communities in Midtown worth noticing is Peachtree Walk. The location is fantastic. Peachtree Walk is located between Peachtree Street and West Peachtree on 11th. There so many restaurants in walking distance as well as the new Midtown Publix off Spring Street. Peachtree Walk is also in walking distance to the High Museum, Marta, and entertainment. Because Peachtree Walk is in between two major Atlanta streets, it is on a quiet side street while being so close to so much.
Peachtree Walk offers two large parking garages for residents and guests, a fitness center, pool, business center, beautiful courtyards with grills, and on-site property management. Each unit has a balcony or sunroom. Recently Peachtree Walk replaced carpet and painted in the common area hallways keeping this community looking fresh and up to date. With Peachtree Walk’s healthy association, there was no additional money required to make these very nice changes. The homeowner’s association dues is one of the lowest in Midtown while including lots of great features and services.
What I like most about Peachtree Walk is the large floor plans. Whether it is a 1 bedroom or a 2 bedroom unit, this community offers spacious living rooms, separate dining rooms, and good size bedrooms with ample closet space. Peachtree Walk also has several two level loft style units in addition to one level condo style units. There variety in this community makes it a gem amongst Midtown condos. Peachtree Walk includes 1 bedroom and 2 bedrooms that sell from $140,000’s – $250,000′s.
One of my favorite condo communities in Midtown is Park Central. It is located on Juniper between 13th and 12th adjacent to Einstein and walking distance to Joe’s on Juniper. It has the best amenity package in Midtown with two pools (indoor and outdoor), club house, business center, rooftop terrace, separate cardio & free weight rooms, tanning bed, ping pong room, aerobic/exercise room, saunas, 24 hour concierge, dry cleaning service, gated parking, and it is only one block from Piedmont Park. That’s an amenities package that is hard to find anywhere in Atlanta.
These condos are quite comfortable condo living. They offer a lot more space for the money. Most of the kitchens open to the living room. The bedrooms are a good size able to fit large beds/furniture and flexible enough for those who keep it simple with minimal furnishings. And the bathrooms are some of the largest bathrooms I’ve seen in condo highrises at this price point.
Park Central has 1 bed/1 bath, 1 bed/1 bath with den, 2 bed/1 bath, and 2 bed/ 2 bath units. Prices range from $150,000’s to $300,000. With all of the changes in Midtown, Park Central is a classic with so much to offer.
This week’s focus is a great loft community in Buckhead. Located on Roswell road across the street from Genki, Buckhead Village lofts is a gated community walking distance to shops, bars and restaurants. This building has 1 and 2 bedroom lofts with exposed brick and plenty of large windows which provide a bird’s eye view to all the action below. A slightly hidden bridge in the back of the building leads you to the pool and dog walk. Your concierge screens all visitors to provide a safe and sound living experience.The Borghese
All residents have access to covered parking in the deck which is connected to the main building. Each unit at Buckhead Village lofts has a balcony and some of the lower level lofts have larger patios big enough for out door furniture and grills. There are true loft conversions in Midtown amongst all the new construction. One of my favorite loft buildings in Midtown is Peachtree Lofts. It is located on the Corner of Peachtree and 7th across from the Starbucks. It is a building that is easy to be excited about. This building offers a lot more square feet for the dollar. The lofts are quite open in floor plan and in feel. Each unit has high ceilings, exposed duct work, concrete walls/floors, and lots of windows. My clients like this building for the open, flexible space.
I enjoy showing these lofts for many reasons. One reason is that Peachtree Lofts are a great value in Midtown. The amenities include a gym, pool, assigned garage parking, and 24 hour concierge. This is a very pet friendly community also has its own private dog walk. But what makes these lofts fun is the opportunity for both the creative and simple at heart. The open floor plans have allowed creative minds to decorate and remodel in distinct, unique fashion while the minimalist can keep loft simple as originally designed. Peachtree Lofts sell in $135,000’s – $400,000’s which includes studios, 1 bedrooms, and 2 bedrooms.
Here is a cool midtown building with unique lofts in a great location. Cornerstone village is located on Peachtree street just down down from spire and Gordon Brewery. You have all kinds of shopping and dining right out your front door. Cornerstone Village has a healthy mix of students and professionals enjoying everything that midtown has to offer. 1 and 2 bedroom lofts at cornerstone have exposed brick, a mix of concrete, hardwoods and a variety of floor plans that fir different styles and needs. The Paramount at Buckhead definitely makes my top 5 list of favorite condo buildings in Buckhead. This 5-star, highrise is one of the best values for luxury Atlanta condo living. The 5-star amenities include full 24 hour concierge service, a full service spa center, fitness facilities, indoor movie theater, outdoor movie theater, outdoor cabanas with private televisions, and so much more. There are floor plans for just about anyone: 1 bedroom, 1 bedroom plus den, 2 bedrooms, 2 bedrooms plus den, 3 bedroom units, and two level penthouse units. These units are spacious offering a lot more sq. ft. for the dollar. What also makes The Paramount at Buckhead one of my favorite condos is that it is one of the best constructed buildings in all of Atlanta with solid concrete walls between each unit. Currently, the Paramount at Buckhead is offering great incentives on their various units. This is luxury, Buckhead living at its finest. I always enjoy showing new buyers this property.
Ovation is an upscale building located right behind Nava in Buckhead Village. This location is only getting hotter due to the upcoming improvements to the area which will include high-end retail mixed with new dining and living space. Right now, all units come standard with stainless appliances, granite countertops and brand new GE washer / dryer. On top of that, there is a concession which will allow buyers to reduce the purchase price which previously had little to no room for negotiation. This opportunity will not last forever, so those who act soon will make the most of this opportunity. Great views, great amenities and an opportunity for instant equity!
