Financing 101
This week I am going to shift gears from specific buildings and areas in Atlanta to something a lot of people neglect until they are ready to start looking at inventory…your credit and obtaining financing for your purchase.
There’s nothing worse than falling in love with a new home or condo, telling your agent that you want to make an offer on it and then hitting a brick wall. By contacting a Lender as soon as you start thinking about making a purchase, especially your FIRST purchase, this scenario can be avoided. I highly recommend that everyone be aware of their credit score and what can be done to improve it, even if it is already in good shape.

By sitting down with your Lender and allowing him / her to gather information about your current income and assets, any necessary clean-up can start immediately. You can find out about the different types of loans and which ones might apply to you specifically. This process is not going to hurt your credit score…a home purchase is a positive thing that will add to your assets and build equity at the same time. You should also discuss how much you feel comfortable spending per month on a mortgage payment, and in the case of a condo, loft or town home, how much of that can comfortably go towards your HOA fees. This knowledge is so important when you and your real estate agent begin searching for homes, and will prevent wasting time on unattainable properties.

Located just down the street from the new Edgewood Retail District, Kirkwood has has appreciated faster than most Atlanta neighborhoods. It’s easy to see why: it’s just minutes from Downtown Atlanta and the interstate, has a wide selection of beautifully restored bungalows and newer homes, and residents know their neighbors and can walk down sidewalks under mature trees to nearby parks and businesses.
The numbers tell the story. The median price of an existing home in zip code 30317 increased by 69% from 2000 to 2004. With the recent development of the Kirkwood Station and many new businesses, home prices have increased even further and the average home price (as of March, 2007) is now more than $280,000. While these figures offer a good sense of the thriving Kirkwood real estate market, they understate the total impact, as they exclude the sale of condominiums, lots, and, most notably, homes sold by owner.

Park Central in Midtown Atlanta

One of my favorite condo communities in Midtown is Park Central. It is located on Juniper between 13th and 12th adjacent to Einstein and walking distance to Joe’s on Juniper. It has the best amenity package in Midtown with two pools (indoor and outdoor), club house, business center, rooftop terrace, separate cardio & free weight rooms, tanning bed, ping pong room, aerobic/exercise room, saunas, 24 hour concierge, dry cleaning service, gated parking, and it is only one block from Piedmont Park. That’s an amenities package that is hard to find anywhere in Atlanta.
These condos are quite comfortable condo living. They offer a lot more space for the money. Most of the kitchens open to the living room. The bedrooms are a good size able to fit large beds/furniture and flexible enough for those who keep it simple with minimal furnishings. And the bathrooms are some of the largest bathrooms I’ve seen in condo highrises at this price point.
Park Central has 1 bed/1 bath, 1 bed/1 bath with den, 2 bed/1 bath, and 2 bed/ 2 bath units. Prices range from $150,000’s to $300,000. With all of the changes in Midtown, Park Central is a classic with so much to offer.
